La Cresta/Crest (172 & 174)
You will find the areas known as La Cresta and Crest at the top of the hill to the North and South of Crest Road. The La Cresta and Crest areas contain all types of Palos Verdes real estate developments, from exclusive estates and family neighborhoods, to town home and condominium complexes.
La Cresta lies mostly to the South of Crest Road and is bordered by the City of Rolling Hills to the east, the Peninsula Center on the North, and Hawthorne Blvd to the west. Del Cerro Park, a favorite hiking area on the ridge overlooking Portuguese Bend, is in the La Cresta area. The developments of Crestridge and Del Cerro date to mid century. The Ranch, Rolling Hills Country Estates, Hillcrest Manor and Hillcrest Meadows are lovely neighborhoods in this area with Rolling Hills Estates addresses. Island View, Vantage Point, Ocean Terrace and Sea Breeze are newer developments with most homes sitting on lots of about one-half acre. Sea Breeze is a development of 63 homes on 32 acres with 24 acres set aside as open space. The 31-acre Vantage Point development is on the former site of the Northrop Research Center and has 68 exquisite homes. The townhouses at Cresta Verde offer the amenities of a multi-family complex.
La Cresta is the home of Rancho del Mar High School, the Palos Verdes Peninsula continuation high school that sits on the site that housed Palos Verdes College from 1947 to 1954. In the mid 1950’s the Palos Verdes Peninsula School District took over the campus of bungalow style classrooms, converting it into one of the district’s first and most picturesque elementary schools. Today, Rancho Del Mar is housed in a newer facility on the site built in the 1970’s.
Saint John Fisher Catholic Church and School, as well as the Daughters of Mary and Joseph Retreat House, are a part of this quiet neighborhood.
The Crest area falls to the north side of Crest Road. The large tract of homes on Whitney Collins Drive north of Crest Road between Highridge and Crenshaw is the oldest and dates to the 1960’s. The size of these homes attracts families and Ridgecrest Intermediate School is adjacent to the tract. Communities in this area include Armaga Springs, Hilltop Townhomes (a gated community), Mesa Verde, Mira Verde Townhomes (a gated community), Ridgegate Townhomes, Seaview, and Stonecrest as well as some smaller condominium buildings. The Rolling Hills Estates communities of The Terraces town homes (gated) and Highridge town homes also reside in the Crest area. Views here are extraordinary and communities are quiet and friendly
Generally, home prices in La Cresta range from $1,200,000 to $3,000,000 and the Crest area single-family homes that range from $900,000 to $1,800,000.
Condos and townhomes in the areas run from $350,000 to $800,000.
The best shopping and entertainment in Palos Verdes is just minutes down the road from these neighborhoods. The Peninsula Center shopping and commercial district has everything from fast food, to local professional services, to movie theaters and the best retail shopping.

The Palos Verdes Peninsula School District schools attended by the children of this neighborhood are Vista Grande elementary school, Ridgecrest Indermediate School and either Palos Verdes Peninsula High School or Palos Verdes High School.
