Rolling Hills is one of the most unique cities in all of Southern California and one the oldest on the Palos Verdes Peninsula.  A private gated community, Rolling Hills was created in the 1930’s as a country hideaway for wealthy Los Angeles residents. Rolling Hills maintains its original ranch style equestrian environment with white; split rail fences that surround each property and its extensive 23-mile private trail system. There are three community riding rings and a community tennis court. Rolling Hills has an enduring respect for native wildlife and natural surroundings. This quiet secluded haven has spectacular views facing north, east, and south from city lights to the Pacific Ocean.

Situated in the center of the Palos Verdes Peninsula at the very top of the hill, the city consists of 690 residential homes with 1900 residents and covers 3 square miles totaling 1908 acres of lush hills and canyons.  Rolling Hills is accessed through one of three guarded gates located at Palos Verdes Drive North (main gate), Palos Verdes Drive East (Eastfield gate) and Crest Road west (Crest gate).

            Rolling Hills is strictly a residential community with no commercial center and no multi-family housing. The ranch style homes typically have deep setbacks and are seated on lots greater than one acre. There are many multiple acreage properties giving this community its ranch-like atmosphere.  Generally, all homes are required to be one level, ranch style, and painted white.  Split-levels have been accomplished through under ground building techniques. 

The concept of individual dude ranches was the idea of Landscape architect A. E. Hanson, who became the developer of Rolling Hills. Initially the properties were marketed as weekend and vacation homes.  The first such “dude ranch” was the “Music Box” built in 1936. D’Amico Team member, Joanne Jabuka D’Amico, grew up on the property in the 1950’s and 1960’s. In the 1930’s, Mr. Hanson became interested in the Rockefeller family restoration of the historic town of Williamsburg, Virginia. Enamored by the colonial buildings, he contracted the well-known architect Paul Williams to build 14 homes in the colonial Williamsburg style near the Palos Verdes Drive North main gate entrance on a street Hanson named Williamsburg Lane. Joanne D’Amico’s father, Anthony Jabuka, was one of the carpenters who worked on the houses.

           Governed by The Rolling Hills Community Association, a private non-profit corporation established in 1936 with a volunteer Board of Directors, the city assures the privacy and rural character of the community. The Association is responsible for maintaining roadways, gates, and recreation facilities. It has an Architectural Committee, made up of three Association members and two professional architects, which reviews plans for all new and remodeled homes and structures, making sure they comply with the Association Building Regulations.

 

The Flying Triangle is a landslide zone located on the South side of Rolling Hills above the Portuguese Bend slide. Building is limited in this slide area. The entrance of Poppy Trail Road has required realignment also due to a small landslide.

 

          The children of Rolling Hills attend the award winning schools of the Palos Verdes Peninsula Unified School District or one of the private or parochial schools on the Peninsula.
