ROLLING HILLS ESTATES
Palos Verdes Drive North (165)

The city of Rolling Hills Estates is located on the north border of the Palos Verdes Peninsula and runs from Torrance to the Peninsula Shopping Center at the top of the hill.  The city boundaries reach upward along Crenshaw and Hawthorne boulevards to include the gated communities along Highridge and Crest roads. Rolling Hills Estates stretches east to the area near the Palos Verdes Reservoir where Palos Verdes Drive East and Palos Verdes Drive North intersect.

Originally when it incorporated in 1957, Rolling Hills Estates was characterized only by its white split rail fences and open country feeling. Today, there are multiple neighborhoods each with its own distinctive character and architectural style. There are at least 28 communities with homeowners’ associations within Rolling Hills Estates some of them include Masongate, Montecillo, Country Club Estates, Harbor Site, The Ranch, Rolling Hills Park Estates, Highridge, Hillcrest Manor, and Hillcrest meadows. Still, true to its equestrian origination, the city has many homes permitted to maintain horse facilities and many homes are built on lots of ½ acre or more, especially in the equestrian overlay.  There are both tract homes, built from the late sixties through the late 1980’s, as well as custom built homes in the city, many with city light views.

There are many opportunities to find condominiums and townhouses within the city of Rolling Hills Estates. Most are on the top of the hill near the Peninsula Center. The Terraces, Casa Verdes, Sea View Villas, Rolling Hills Park Villas, and Cresta Verde are the condo/townhouse projects within its boundaries.

Rolling Hills Estates is the home of the Palos Verdes regional shopping district containing major chain and department stores as well as small shops, boutiques, and many restaurants. The area, know as the Peninsula Center, is truly the center of activity on the hill. The Promenade on the Peninsula is the outdoor mall that contains many of the shops and gathering areas that residents enjoy. There are entertainment venues including a large movie theater complex and the Norris Center for the Performing Arts , which includes the Norris Theater with a rich calendar of live theater and performing arts. The Harlyne J. Norris Pavilion, across from the Theater, is the home to the Negri Learning Center, providing drama training for children as well as a venue for parties and weddings. The Palos Verdes Library District main library is also located here.

The city has multiple equestrian centers including the Empty Saddle Club and The Rolling Hills Stables, The Palos Verdes Riding Club, the Westfield Equestrian Center, Peter Weber Equestrian Center, and the Dapplegray Park Riding complex. There are 25 miles of public horse trails with tunnels under Hawthorne and Crenshaw boulevards for safe leisurely riding.

Additional recreation facilities include 10 miles of bicycle paths, many hiking trails, tennis courts, and a dozen parks all maintained by the city park service. The Rolling Hills Estates Community Center at the corner of Palos Verdes Drives East and North is available for local organizations to use. The George F. Canyon Nature Center on the same corner sits at the canyon’s trailhead and provides interactive displays of the natural habitat and animals found on the peninsula. The South Coast Botanical Gardens also showcases the area wildlife. Rolling Hills Estates is also home to the beautiful private Rolling Hills Country Club and Golf Course and the Jack Kramer Tennis and Swim Club.

There were once two mining operations in the city. One was in the area that became the Palos Verdes Landfill located between Hawthorne and Crenshaw Boulevards. Operated by the county Sanitation District, the 291-acre site accepted trash including hazardous materials until it was closed in 1980. It has since become a Gas-to-Energy Facility, converting the methane gas from the decomposing trash on the site into renewable energy.  The other mining operation, Chandler Quarry, mined stone and gravel. That site is slated to become a part of the Rolling Hills Country Club expansion.

Palos Verdes Peninsula High School is located in the Peninsula Center area of Rolling Hills Estates. Several Palos Verdes Peninsula School District Elementary schools and one Intermediate school are also located in the city, as is the private Rolling Hills Country Day School. The historic Chadwick School is located in the unincorporated area adjacent to Rolling Hills Estates.

Prices for homes in Rolling Hills Estates range from $300,000 for entry-level condominiums to single family homes ranging from $700,000 to $3,000,000.
