          The region of Palos Verdes Drive South extends along the southern coast of Rancho Palos Verdes from PV Drive East to PV Drive west at Hawthorne Boulevard.  It is a unique region in scope as it encompasses a large part of the city of Rancho Palos Verdes, including residential homes, vast areas of vacant land, multifamily developments, as well as commercial and recreational facilities.  This area is quiet as it is along the backside of the Peninsula far from freeways and neighboring cities, and it encompasses a long stretch of the pacific coast.

          There are a number of notable communities and developments here including: Portuguese Bend and Portuguese Bend Beach Club, Costa Verde at The Trump National Golf Club, The Terranea Resort, and more.

          Seacove, Seaview, Sea Cliff, and Ladera Linda are tracts of family style homes dating to mid century. Sea Cliff begun in the 1980’s sits above the Trump National Golf Club and is a tract of newer custom homes. The Peninsula Pointe Development is an area of Mediterranean style homes built in the 1990’s. Ladera Linda Park, home to AYSO soccer fields and paddle tennis courts, is located North of Palos Verdes Drive South along Forrestal Drive serving the local community.

          The oldest homes along PV Drive South are in the Portuguese Bend gated community. The area gets its name from the Portuguese Whaling Company that operated a whaling business here back in time. In 1916 Frank Vanderlip, the founding father of the Palos Verdes Peninsula, built the Old Ranch Cottage in Portuguese Bend, the first modern home built on the peninsula. The Vanderlip estate grew over the years and is still occupied by the family. An often-photographed feature of the property is the beautiful cypress tree lined stairway that climbs 268 steps to a white marble temple used as a look out point on the private property. The original “Farmstead” barn and stables are now the Portuguese Bend Riding Club.

Most homes in Portuguese Bend were built in the 1940’s and 1950’s prior to the renowned landslide that began in 1956 and continues to this day. Some building restrictions apply in this region.

The Portuguese Bend Beach Club is a small community of homes located below Portuguese Bend on the south side of PV Drive South. Most of the homes in this private gated community sit on the bluff just above the beach. The beach itself is one of the few private beaches in California and is under the control of the Portuguese Bend Beach Club Homeowners Association, which allows access to the beach with yearly club membership.

Portuguese Bend is also home of the largest undeveloped area of natural vegetation on the Palos Verdes Peninsula. The Palos Verdes Land Conservancy has been very active in acquiring open space in the Portuguese landslide area and along the ocean to preserve the open space and wildlife. The famous 'Wayfarer's Glass Chapel’ designed by, Lloyd Wright, the son of Frank Lloyd Wright, sits just above PV Drive South with views of the ocean and is a popular wedding venue.

Abalone Cove Shoreline Park is located west of Portuguese Bend and is a gorgeous coastline preserve with public access to the beach. This protected area has beautiful rocky outcroppings and tide pools to explore.

The newest homes on the south side of the Palos Verdes Peninsula are adjacent to the Trump National Golf Course. There are 75 home sites ranging from 12,000 to 40,000 square feet and several luxury homes at the site as well priced from $4,000,000 to $5,000,000. Trump National Golf Course sits on 261 oceanfront acres and is a magnificent shoreline 7311 yard, par 71 championship golf course designed by Pete Dye.  There is an elegant 38,000 square foot event center at the golf course that accommodates up to 300 guests as well as lovely public restaurants with views of the ocean. The ocean trails on the five and a half acre oceanfront park between the clubhouse and the ocean is a popular hiking destination. There are over 150 acres of designated open space with coastal sage and scrub habitat on the property.

Terranea at Long Point on the former Marineland Aquarium of the Pacific site is a new development by Lowe Enterprise featuring a destination resort hotel with 582 rooms, including villas, bungalows, and casitas. A nine-hole executive golf course and clubhouse designed by Todd Eckenroad is open to the public as well as resort guests. There is also a 65,000 square foot convention center with an 18,000 sq foot ballroom, a 25,000 square foot luxury spa, unique shops, and casual and elegant dining facilities. Nature trails along the bluffs are open to the public.

Once also the site of numerous television (Sea Hunt and The Beverly Hillbillies) and movie (Pirates of the Caribbean, Hidalgo, and Hot Shots) productions, today the site is home to Beautiful Casitas, Villas, and Bungalows that are available for ownership. Nestled along the resort's east and west facing bluffs with breathtaking views of the Pacific is a limited collection of 50 Ocean Casitas, and on the resort's uppermost terrace is a rare collection of just 32 Villas. Five bungalow complexes, each with four 1650 square foot, three bedroom, and three bath units will be available in a future release. Due to Coastal Commission Restrictions, owners of these units are restricted to 60 and 90-day occupancy limits and the residences must be made available as rentals for the remainder of the year.  If you are interested in purchasing a Villa, Casitas, or Bungalow, please contact me and I will be happy to assist you with your purchase.

Point Vicente Park and Interpretive Center is located south of the Golden Cove shopping center along the coast.  It is a favorite whale-watching venue and has nature trails to hike and scenic spots to have picnics. The Coast Guard mans the 67-foot high Point Vicente lighthouse built in 1926.  Local legend speaks of the “Lady of the Night” haunting the site but the more practical say it is just the tower window painted white protecting the local residents from the bright light.

 

The south side of the Palos Verdes Peninsula is one of the few areas that have multiple options for Condo and townhouse living. La Rotunda condominiums, the Bay Club condominiums, and Villa Capri Town Homes are some of the options.

Condos can be purchased from $500,000 to $900,000, while single-family homes are priced from $5,000,000-$9,000,000.
